Strategy

Investment Focus

Our investment strategy centers on the areas where our expertise runs deepest. Exonomo Capital focuses on healthcare real estate as our foundation, and will strategically expand into healthtech and related ventures to create a synergistic portfolio. We invest with a clear thesis: the combination of modern care facilities and innovative technology will drive superior outcomes and returns. Below is an overview of our focus areas and how we work.

Healthcare Real Estate

(Senior Living Facilities)

We invest in and develop senior housing and healthcare properties (HEALIT Fund), with an emphasis on Assisted Living Facilities (ALFs). Our team’s background in working with senior care facilities gives us a strong advantage in this sector. We target projects that address the growing demand for quality senior living – a demand that rises every year as the population ages. By 2030, roughly 1 in 5 people will be over 65, and Exonomo is committed to building the infrastructure to support this demographic shift. We carefully select locations with strong community engagement potential and work with trusted operators to ensure each facility provides safe, supportive, and modern environments for residents. Our approach is hands-on: from initial design to daily operations, we apply best practices and innovative approaches to optimize both care outcomes and financial performance.

Healthtech

& Related Ventures

As we establish our real estate portfolio, we are also preparing to invest in healthcare technology and services (VITRA Fund) that complement our physical assets. This includes digital health platforms, medical technologies, and innovative care delivery solutions. We look for healthtech ventures that can enhance the efficiency and quality of care in settings like senior living communities, hospices and the like. For example, this might involve telehealth services for residents, AI-driven health monitoring systems, or software and hardware that streamlines facility management. While our healthtech portfolio is in its early stages, our team’s experience in this ecosystem spans over decades. We are actively building relationships in the startup community and evaluating opportunities. Our plan is to strategically enter the healthtech space when the right opportunities align with our expertise – ensuring that when we invest, we bring more than capital by also providing industry knowledge, trusted operators and potential testbeds within our real estate projects.

Integrating Physical

& Digital Strategies

A defining aspect of Exonomo Capital’s strategy is the integration of physical infrastructure with digital innovation. We don’t see healthcare real estate and healthtech as separate silos; we see them as mutually reinforcing parts of a bigger picture. Our long-term vision is to use our senior care facilities as platforms for implementing new technologies, and conversely, to give our tech investments a real-world edge by providing them opportunities to be deployed in operational settings. This integrated approach means our real estate investments will stay ahead of industry trends (by adopting tech that improves patient care, safety, and operational efficiency), and our tech investments will benefit from real-world validation and scaling potential. Over time, each new asset – whether a building or a software and hardware solution – adds value for the others operating under Exonomo umbrella. This synergy is how we intend to create a portfolio greater than the sum of its parts.

Our Process

We follow a clear, proven process to ensure each investment is sound and each partnership is set up for success. Here’s how Exonomo Capital works, step by step:

Sourcing & Origination

We leverage our extensive healthcare network and industry research to identify promising opportunities. Whether it’s a new senior living development or an emerging healthtech startup, we focus on deals that align with our strategic vision and expertise.

Monitoring & Growth

Our philosophy is to continuously monitor the performance of each portfolio asset. Investors can expect regular updates and metrics on how projects are progressing. We are ready to help and troubleshoot challenges early on and celebrate wins with our partners. Our dual focus allows us to spot opportunities to integrate tech solutions into facilities or to introduce a startup to on-the-ground healthcare realities – driving growth for both.

Strategic Investment

We structure our investments with a long-term perspective. In healthcare real estate, it typically includes taking an ownership stake or provide development capital, actively guiding the project through planning, construction and/or renovation. In startups, the model emphasizes not only venture capital investment but also hands-on engagement often through a board or advisory role. Across both domains, we commit time and resources to help drive success, reflecting our philosophy of being collaborative partners, not just financiers.

Active Partnership

Post-investment, we work closely with our partners. For a senior living facility, that means collaborating with operators on everything from staffing to implementing new technologies to connecting with vendors that improve resident care. For a Healthtech company, it would mean opening doors within our network, facilitating pilot programs (for instance, testing their solution in one of our facilities), and mentoring the founders through the complexities of the healthcare market. We pride ourselves on being supportive, value-added partners.

Exit & Value Realization

Our end goal is to realize strong returns and impactful outcomes. This could mean stabilizing a property’s operations for steady cash flow or exiting a venture investment through an acquisition or IPO. We plan exit strategies that maximize value for all stakeholders. Importantly, with aim for exits that also leave lasting positive impact – for example, a thriving senior community or a health technology that’s improving thousands of lives. Throughout the process, we maintain transparency and alignment with our investors, ensuring our journey from investment to exit is built on trust.

Rigorous Due Diligence

Once an opportunity is identified, we perform thorough due diligence. For real estate projects, this means analyzing market demand, socioeconomic demographics, property location, regulatory considerations, and operational feasibility and plans in detail. For healthtech ventures, we evaluate the product, business model, founding team, and market fit – along with scalability, regulatory readiness, competitive differentiation, and alignment with our purpose-driven investment thesis. Our team’s hands-on experience in healthcare guides us to ask the right questions and identify risks and opportunities that others might miss.

By following this process, Exonomo Capital ensures discipline without stifling innovation. Every step is conducted with professionalism, clarity, and a commitment to our mission of connecting healthcare’s physical and digital frontiers.
