  • Fund Name: Exonomo Real Estate Fund I, LP
  • Jurisdiction: California Limited Partnership
  • Investment Track: HEALIT (Healthcare & Estate Assets-Linked Investment Track)
  • Fund Size Target: $10 Million
  • Minimum Commitment: $100,000
  • Fund Term: 10 Years (2-year investment period + 8-year management & exit period)
  • Preferred Return: 8% annually

  • Carried Interest (Carry): 20% over an 8% preferred return hurdle

  • Management Fee: 2% annually (based on committed capital)

  • Distributions: Waterfall with full capital return and preferred return before carry allocation

  • Capital Deployment: 3–5 strategic investments across California and select healthcare markets
